Loan Calculators: Understanding Your Mortgage and Auto Loan Payments

Taking out a loan is one of the biggest financial decisions you'll make. Understanding how loan calculations work can save you thousands of dollars over the life of the loan.

    How Loan Payments Are Calculated

Loan payments depend on three key factors:

    1. Principal: The amount you borrow

    2. Interest Rate: The cost of borrowing (APR)

    3. Loan Term: How long you have to repay

    The Loan Payment Formula

    M = P[r(1+r)^n]/[(1+r)^n-1]

    Where:

  1. M = Monthly payment
  2. P = Principal loan amount
  3. r = Monthly interest rate (annual rate ÷ 12)
  4. n = Total number of payments

  5. Don't worry—calculators do this math for you!

    Understanding Amortization

Amortization is how loan payments are split between principal and interest over time.

Early in the loan: Most payment goes to interest

Later in the loan: Most payment goes to principal

This is why paying extra early saves so much money!

    Types of Loans

    Fixed-Rate Loans

  6. Same payment every month
  7. Predictable budgeting
  8. Common for mortgages (15, 30 years)

  9. Variable-Rate Loans

  10. Payment can change based on market rates
  11. Often start with lower rates
  12. More risk, potentially lower long-term cost

  13. Mortgage-Specific Considerations

Down Payment: Typically 20% to avoid PMI (Private Mortgage Insurance)

Property Taxes: Added to monthly payment

    Homeowners Insurance: Required by lenders

    HOA Fees: If applicable

Total Monthly Payment = Principal + Interest + Taxes + Insurance (PITI)

    Auto Loan Strategies

  14. Aim for 20% down payment to avoid being "underwater"
  15. Keep loan term ≤ 4 years if possible
  16. Consider total cost, not just monthly payment
  17. Factor in insurance and maintenance

  18. How to Save Money on Loans

    1. Make Extra Payments

Even small additional payments can save thousands:

  19. Extra $100/month on $200,000 mortgage at 6% saves ~$63,000 over life of loan

  20. 2. Refinance When Rates Drop

If rates fall 1% or more, refinancing can significantly reduce your payment

    3. Make Bi-Weekly Payments

Pay half your monthly payment every two weeks = 13 monthly payments per year instead of 12

    4. Round Up Payments

Round $847 payment to $900 = years off your loan

    5. Shop Around for Rates

Even 0.25% difference matters on large loans

    Red Flags to Avoid

  21. Adjustable rates you don't understand
  22. Prepayment penalties
  23. Balloon payments
  24. Negative amortization
  25. Loans you can barely afford

  26. Real Example

    $300,000 Mortgage at 6.5% for 30 years

  27. Monthly payment: $1,896
  28. Total interest: $382,633
  29. Total paid: $682,633

  30. Add $200/month extra:

  31. Pay off in 22 years instead of 30
  32. Total interest: $276,863
  33. Savings: $105,770
